Close to three decades of leadership experience in real estate, construction, and corporate services. He has built a distinguished career across Europe, the Americas, and Asia-Pacific, successfully leading multinational portfolios, business transformations, and large-scale developments.
Among some of the clients that Stefan has represented throughout the years, one can mention the largest chocolate manufacturer in the world, where Stefan is serving as Senior Global Real Estate Manager, in charge of overseeing the entire company Real Estate portfolio, as well as GfK (presently Nielsen IQ), where he served as Global Head of Real Estate and oversaw operations in over 80 countries and managed more than 250,000 sqm of office space. During his tenure at GfK, he spearheaded a complete restructuring of the company’s real estate portfolio, delivering over €150 million in savings through strategic negotiations and relocations.
Earlier in his career, Stefan spent nearly a decade at Colliers International, rising to senior leadership roles in both Romania and Mexico. He was instrumental in expanding corporate services across Central and Eastern Europe and played a key role in high-profile international client relocations and investment projects. He then became CEO of Europolis Romania, the largest real estate fund in Central and Eastern Europe at the time, where he was responsible for €250 million in investments and successfully grew the company’s presence and capabilities in the region.
Beyond these global roles, Stefan also drove growth and transformation as Global CEO and part owner of WEMAT Global, one of Romania’s largest private construction firms, where he doubled revenues and secured a top-three market position. Throughout his 30-year real estate career, Stefan has transacted or been involved in transactions exceeding USD 2 billion in assets. Recognized among Romania’s Top 100 Young Managers (2007), he continues to apply his international expertise, entrepreneurial mindset, and strategic vision to building Saiv Global into a trusted leader in innovative and sustainable growth.
His fluency in English, Spanish, German, and Romanian, combined with his dual Australian–Romanian nationality, make him exceptionally effective in working across cultures and traveling the globe.
Filip is a dynamic corporate real estate and facilities expert with a proven track record of shaping workplaces that balance efficiency, innovation, and employee experience. Over the past 15+ years, he has built a career spanning global organizations and diverse industries, consistently delivering transformation at scale.
At FLSmidth, where he served as Global Head of Corporate Real Estate & Facility Management, Filip has implemented integrated facility management frameworks across international office and industrial portfolios. His work included standardizing global amenities to improve employee experience, securing cost advantages through global broker agreements, and introducing policies that improved operational costs by 30%. He also established corporate workplace standards that enabled rapid business adaptation while ensuring consistency worldwide.
Previously, during his six years as Infrastructure & Logistics EU Regional Leader at Genpact, Filip played a key role in doubling the company’s footprint in Europe and Africa—from 6,000 to 12,000 employees across 100,000 sqm of office space in 16 countries. Under his leadership, the regional team grew from 12 to 27, with seven internal promotions, while supporting revenue growth from €280M to €440M. He was actively involved in presales, sales, and M&A activities, demonstrating his ability to align real estate and facilities with business growth strategies.
Earlier roles at Genpact, 2K Telecom, Ceragon Networks, Huawei, and Ral Computers highlight his versatility in IT services, infrastructure, and transformation management. From designing and deploying modular data centers funded by the EU, to leading complex telecom upgrades for major providers across Europe, to rescuing multimillion-dollar client relationships with innovative solutions, Filip has consistently combined technical expertise with strategic leadership.
With certifications in Facility Management (IFMA FMP), Six Sigma Green Belt, and Organizational Change Management, Filip is as comfortable with operational detail as he is with big-picture strategy. Fluent in English and Romanian, with working knowledge of Spanish and French, he thrives in multicultural environments and global settings.
What sets Filip apart is his ability to bridge operational excellence with human-centered design—creating workplaces that not only reduce costs and scale efficiently but also empower employees and support business growth.
With more than 18 years of experience across Romania, Central and Eastern Europe, and the Balkans. His career spans senior leadership roles in development, acquisitions, and project management, with proven expertise in industrial, residential, retail, office, and automotive projects.
Most recently, Horia has worked as an independent developer and consultant, successfully managing complex projects such as office refurbishments for GfK in Bulgaria and Germany, land acquisitions and permitting for industrial and retail assets in Romania, and an €80 million asset acquisition in Serbia on behalf of a leading European warehouse developer. He also contributed to the expansion of Tesla’s first car service centers in Romania, identifying new opportunities across the region.
Previously, Horia served as Development Manager at P3 Logistic Parks (part of TPG and Ivanhoe Cambridge), where he was instrumental in establishing the company’s operations in Romania and leading the €100 million acquisition of CA Immo’s logistics portfolio. His responsibilities included land acquisition, permitting, technical and legal due diligence, and large-scale leasing negotiations. Earlier in his career, he held senior roles at Willbrook Management International, Țiriac Imobiliare, and Polimeni International, where he led development and sales strategies for landmark residential and retail projects.
Horia began his career as CEO of Colt International SA, a Romanian branch of Colt America, where he managed cross-border projects in environmental sciences, telecommunications, IT, and medical equipment.
Fluent in German, English, and Romanian, Horia brings a unique blend of legal training, international experience, and hands-on real estate expertise. His track record of managing high-value projects, driving acquisitions, and delivering complex developments makes him a key contributor to Saiv Global’s vision.
